Hyderabad August 2025: According to Knight Frank India’s latest assessment, residential property registrations in Hyderabad maintained their trend of nearly 6,000 properties in July 2025 with a total of 6,128 residential sales registered in the month. Though there was a marked 30% year-on-year (YoY) decline, largely due to the base effect, as July 2024 had recorded the highest-ever monthly registrations at 8,781 units, the trend remained stable for the year. In terms of value, the total worth of homes registered was recorded at INR 4,175 Crores (cr), registering a fall of 21% YoY while it declined by 9% month-on-month (MoM) basis. However, the weighted average price of registered properties rose 14% YoY in July 2025, indicating a distinct market shift toward premium housing despite lower transaction volumes. The Hyderabad residential market considers four districts, Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy, and includes transactions from both the primary and secondary real estate markets.

In July 2025, the share of home registrations in the INR 1 cr and above category rose to 19%, with sales volumes recording only a modest 1% YoY decline. Despite overall residential registrations falling sharply by 30%, this segment outperformed the broader market. In terms of total transaction value, homes priced above INR 1 cr accounted for a dominant 48% share, up from 38% in July 2024, highlighting the sustained demand for premium housing.

Decline in property registrations in categories below INR 1 Cr
Year-to-date sales registrations show a decline in the sub-INR 50 lakh segment as well as in the INR 50 lakh–1 crore bracket. However, when comparing the same period across 2023, 2024, and 2025, sales of units priced at INR 1 crore and above have risen significantly. In 2023, only 3,500 high-value properties were registered between January and July. This figure nearly doubled in 2024 and has recorded a further 14% year-on-year increase in 2025. While the premium segment has expanded, sales in categories below INR 1 crore have fallen, bringing the total number of registrations since January down by 12%.

Majority of the registered properties in Hyderabad were concentrated in the range of 1,000 to 2,000 square feet (sq ft), accounting for 68% of all registrations. Units sized >2,000 sq ft accounted for 16% of the total registrations as compared with the 15% registered during July 2024.

At the district level, Rangareddy accounted for 48% of property registrations, followed by Medchal-Malkajgiri at 39%. Hyderabad district contributed the remaining 13% of total registrations.

The weighted average price of transacted residential properties witnessed a YoY increase of 14% during July 2025. Among the districts, Rangareddy experienced the most increase of 19% YoY during the month.

Beyond the concentration of bulk transactions, homebuyers also opted for plush properties featuring larger sizes and superior amenities. The top five deals in July 2025 involved properties valued above INR 4.7 cr, with four of these transactions were recorded in Rangareddy, and one in Central Hyderabad.

At the same time, lower-value properties witnessed weaker demand, which has weighed down overall registrations.”
